Our team has been working in property and commercial banking since 2005, and we have stayed in the same lane ever since. Two decades of UK commercial finance, including senior corporate banking roles, sit behind every introduction we make. Most of that career was spent on the lender side, writing credit papers, sitting in committees, declining loans and approving them. That experience shapes how we structure and present every Bournemouth commercial mortgage application now we work on the broker side. We know what credit committees need to see, what triggers a decline, and where there is genuine flexibility versus where there is not.
We broker commercial mortgages and only commercial mortgages. Owner-occupier, commercial investment, semi-commercial (the unregulated cases), portfolio refinance, trading-business, commercial remortgage, commercial bridging and second-charge commercial. We do not place residential mortgages, residential buy-to-let, regulated bridging, car finance, asset finance or unsecured business loans. Those are different markets with different lenders and different broker specialisms. We would rather be excellent at one product family than mediocre across six. If you call us about a residential remortgage, regulated semi-commercial, or anything else that would require FCA authorisation, we will refer you to a regulated firm that handles it properly.
Across the past decade we have arranged in excess of £250M of commercial mortgages. Facility sizes from £150K to £10M+, terms 5 to 25 years, and every mainstream sector relevant to the Bournemouth market: West Cliff and East Cliff heritage hotel refinance and acquisition, Boscombe Spa Village regen hospitality, Bournemouth International Centre (BIC) conference-economy hotel investment, Old Christchurch Road and The Square Class E retail and semi-commercial refinance, Lansdowne professional services office investment, Aviation Park and Bournemouth Airport Business Park B8 logistics, Westbourne and Talbot Woods dental and care-home owner-occupier, Talbot Village and Talbot Heath student-led HMO portfolio refinance off the Bournemouth University and Arts University Bournemouth demand pool, Citrus Building mixed-use bridge-to-let, and BCP holiday-let portfolios across BH1, BH2, BH4, BH5 and BH6. Our work covers the BH1 to BH10 postcode footprint plus BH23 Hurn and Christchurch, and the wider BCP unitary travel-to-work area, including Poole and Christchurch which sit comfortably inside the same regional lender pool. See our case studies for representative recent placements.
Bournemouth has three specialisms that shape our weekly deal flow. Tourism and hospitality. Bournemouth sustains c. 5M visitor nights a year and the Bournemouth International Centre (BIC) anchors one of the largest seaside conference economies on the south coast, alongside the Pavilion, Winter Gardens area and Westover Road leisure spine. The West Cliff and East Cliff heritage hotel stock (BH1, BH2, BH4), the Boscombe Spa Village regen cluster and the BIC conference-economy hotel book together generate the deepest hospitality lending pipeline in our network. Allica Bank, HTB, OakNorth and Cynergy Bank lead owner-occupier and trading-business hotel finance; Cambridge and Counties is consistently strong on the smaller BCP hospitality SME freeholds. BCP holiday-let portfolio. BCP is one of a small number of UK markets where the holiday-let portfolio is a distinct lender segment, not a buy-to-let edge case. Cumberland Building Society runs the most active BCP holiday-let book in the country and we use it routinely on stabilised portfolios across BH1, BH2, BH4, BH5 and BH6; Hodge sits alongside as a specialist holiday-let desk with meaningful BCP appetite. Paragon, Together and Foundation Home Loans round out the broader holiday-let-and-investment lender pool. Retirement healthcare. BCP carries a higher-than-average over-65 share and a dense care-home stock concentrated across the Westbourne, Talbot Woods, Queens Park and Christchurch corridors, underwritten by University Hospitals Dorset NHS Foundation Trust (Royal Bournemouth and Christchurch Hospital, c. 8,000 staff) as the dominant healthcare anchor. Allica Bank and HTB lead on dental and allied-healthcare owner-occupier in the Westbourne and Talbot Woods cluster; YBS Commercial and Aldermore compete on stabilised care-home investment.
We are not FCA-authorised because commercial mortgages on commercial property are an unregulated activity in the UK. They fall outside the Financial Conduct Authority's regulated mortgage perimeter. Our consumer credit and regulated mortgage referrals are handled by FCA-authorised partners. That position is not unusual. Most commercial mortgage brokers operate the same way, because the products themselves are unregulated by definition. What it does mean: the underwriting discipline we apply to every deal comes from years on the credit side of the table, not from a regulated obligation. The standards a credit committee expects do not change because the product sits outside FCA scope.
How we work
Specialist focus
Unregulated commercial mortgages only. No cross-selling, no loss-leader products, no residential, no regulated bridging, no unsecured. Single product family, deep expertise.
Lender-side perspective
Twenty years sitting behind credit committees teaches you how to package an application the way a credit officer wants to read it. Fewer decline surprises, faster approval, sharper terms.
Bournemouth market depth
We know the BCP-active lender desks personally. NatWest, Lloyds, HSBC UK, Barclays and Santander commercial banking out of the regional desks that cover BCP, with named relationship managers we speak to weekly. Allica Bank, HTB and Aldermore take the owner-occupier file from West Cliff and East Cliff heritage hotels through Westbourne dental and Talbot Woods care home into Lansdowne professional services and Aviation Park industrial owner-occupier. YBS Commercial leads on stabilised B8 logistics investment along the Aviation Park and Bournemouth Airport Business Park corridor; Cambridge and Counties prices keenly on BCP SME freeholds and is consistently strong on Poole and Christchurch cases inside the same travel-to-work area. Cumberland Building Society and Hodge are the BCP holiday-let specialists; we lean on Cumberland in particular for stabilised holiday-let portfolios across BH1, BH2, BH4, BH5 and BH6. Paragon, Together and Foundation Home Loans round out the HMO portfolio and bridge-to-let side, with Together active on the Talbot Village and Talbot Heath student-led catchment. OakNorth leads on the £2M-plus boutique hotel and mixed-use owner-occupier side, with strong appetite for West Cliff and Westover Road heritage hospitality. We know which south-coast RICS valuers each lender prefers and which comparable evidence the local panel will accept.
Straight answers
If the deal does not work, wrong sector for that LTV, EBITDA cover too tight, ERC kills the remortgage maths, vendor's price unsupported by RICS comparables, you hear it on day one. Not after a wasted valuation fee.
End-to-end execution
Single point of contact from initial enquiry through indicative terms, full application, RICS Red Book valuation, credit approval, solicitor instruction, completion and drawdown. You speak to one person; we coordinate everything else.
Repeat clients
Most clients return for the next deal. Second freehold acquisition, portfolio addition, end-of-fix refinancing. The lender relationships we have built for you compound over time, which materially helps the next case.
Why a specialist Bournemouth broker
The Bournemouth commercial mortgage market has genuine regional nuance: BCP Council as the unitary planning authority covering the combined Bournemouth, Christchurch and Poole footprint since 2019, with its Public Access portal at publicaccess.bcpcouncil.gov.uk covering the full BH1 to BH10 city footprint plus BH23 Hurn at Bournemouth Airport; the Bournemouth International Centre (BIC) as one of the largest seaside conference economies on the south coast, anchoring the West Cliff, Westover Road and Pavilion area heritage hotel and leisure cluster; West Cliff (BH2, BH4) and East Cliff (BH1) as the dominant heritage hotel stock concentrations, alongside Boscombe Spa Village as the regen hospitality anchor on the eastern side of the seafront; the Lansdowne business district (BH1) as the financial services cluster anchored by JPMorgan Chase’s Littledown campus (c. 4,000+ staff across BCP) driving a defensible professional-services tenant pool that lenders read favourably; Aviation Park and Bournemouth Airport Business Park at Hurn (BH23) as the dominant B8 logistics and industrial-investment anchor, with Mannings Heath and Holton Heath trading parks across the Poole side of BCP completing the wider industrial pool; the Westbourne, Talbot Woods and Queens Park care-home and dental cluster, underwritten by University Hospitals Dorset NHS Foundation Trust at Royal Bournemouth and Christchurch Hospital (c. 8,000 staff); the Talbot Village and Talbot Heath student-led HMO catchment driven by the combined c. 22,500-student Bournemouth University and Arts University Bournemouth demand pool (both campuses sit physically across the Bournemouth and Poole boundary); the central Citrus Building, Winter Gardens area and Old Christchurch Road mixed-use regen pipeline driving central-Bournemouth Class E and hotel conversion lending; and the BCP holiday-let portfolio market, which lenders price as a distinct segment with Cumberland Building Society running the most active book in the country alongside Hodge. The eight lenders we name and show logos for are Allica Bank, HTB, Cambridge and Counties, YBS Commercial, Aldermore, Paragon, Together and Foundation Home Loans, each with confirmed permission to display marks. Behind those sit another eighty lender relationships including Cumberland Building Society as the BCP holiday-let specialist, Hodge on the same holiday-let book, OakNorth on the £2M-plus boutique hotel and mixed-use owner-occupier side, plus Cynergy Bank, InterBay Commercial, Shawbrook, LendInvest and the long tail of specialist commercial mortgage desks. Cumberland Building Society is the desk we lean on most often for BCP holiday-let portfolios where the borrower has clean filed accounts and a coherent deposit story. National brokers tend to default to whichever desk paid the broker conference fee that quarter. We default to whichever desk will fund your deal cleanest, and we will tell you which one that is on the first call.
